1. Permitted Animals
- Dogs Only: A maximum of two (2) dogs are permitted at this unit.
- Prohibited Animals: Cats and all other animal types (reptiles, rodents, birds, etc.) are strictly prohibited.
- Registration: All pets must be listed by name and breed on the lease addendum; no substitutions or additions are allowed without prior written consent.
2. Financial Obligations
- Pet Deposit: $300.00 per dog.
- Pet Rent: $50.00 per month, per dog.
- Damage Liability: Residents assume full financial responsibility for any damage, cleaning, pest infestation (including flea treatments), or odor removal necessitated by the animal.
3. Behavioral & Legal Certification: As part of the application process, all dog owners must sign a Dangerous Dog Attestation certifying the following:
- No Attack History: The dog has never attacked or injured a person or another domestic animal.
- No Aggression: The dog does not exhibit aggressive or dangerous behavior and is not under a "dangerous animal" declaration by a Health Officer.
- County Compliance: Residents must strictly adhere to Baltimore County Code § 12-2-201 and § 12-5-102 regarding mandatory licensing and vaccinations. Proof of licensure and rabies vaccination must be produced immediately upon request.
4. Maintenance & Community Standards
- Waste Removal: Residents must clean up all animal waste immediately to maintain the .41-acre grounds.
- Nuisance Control: Residents agree to remedy any complaints regarding animal noise or behavior immediately.
- Removal Policy: landlord reserves the right to demand the permanent removal of any animal that becomes a threat or a nuisance.
5. Liability
- Resident Responsibility: The resident is solely liable for the actions and behavior of their animal(s) at all times.
- Insurance Requirement: Residents must maintain a renter's insurance policy with a minimum of $300,000 in liability coverage that does not exclude the specific breed(s) owned.
